PAVILION PROGRESS AT LAST
Hiro presented Joe Greblo with the final version of the plans for the pavilion. At the last board meeting, approval was granted to submit the plans to Building & Safety to obtain a building permit. We expect that plan-check may require a few revisions or explanations by Hiro but the project is finally under way. The permit process, at best, could be over-the-counter or could be several months. I'll update the club here so you volunteers can clear your schedule to start construction.

Wednesday, Joe Greblo and our facilitator visted Building and Safety. Joe paid half the fees and our plans are in plan-check. They will resond in about 30 days.
This is the first time B&S has accepted the club's ability to obtain a permit. It appears that the Conditional Use Permit issue has been resolved in the eyes of Zoning. See Joe G for details.
There are still some hurdles ahead; B&S may ask for more architectural details or add items that were deemed unnecessary by us, required by code, as they interpret it. We will overcome those as they arise.
For now, it seems we are on our way to construction. Knock-on-wood, cross you fingers, --------------- enter your favorite good luck-inducing superstition.

Hello All,
I had been meaning to mention to Joe that my dad recently retired from Los Angeles Building and Safety after working there since 1970. Anyhow I had been hearing others at the field discussing the B&S issues and I asked my dad about it and asked if he would be willing to look the plans over and any proposal before you submitted it. Looks like I am too late, but if the plans or proposal get kicked back he may be of some help.

There will be a soils and grading inspector at the site for a preliminary look at the site in the near future.
There will be no changes, such as grading, demolition or movement of the old structure, until the inspection takes place. One of our consultants remarked that this is our next hurdle and we shouldn't do anything that might raise any red flags.

I wonder if the fact that B&S no longer considers a C.U.P. an issue means that other City agencies will fall in line. I wouldn't bet on it, but I will keep my fingers crossed (or other superstitious rituals as required.)
