What ever the cost of a new restroom is it can be compared to the cost of a prefab unit.

An easier way go get chicken wings is Tyson Buffalo style chicken wings (pre cooked) and in bulk.

I go out and buy wings at Ranch 99 for under a buck a pound; it comes in a bulk of ten pounds. It takes minutes to make the sauce and bag in portions, then freeze. The cost is a lot less then the Tyson's cost and the extra effort is worth the savings.

You can go on the web and get great sauces. If you are interested in saving money, I can give you some great sauce recipes.

The Tysons are 5 lbs for $15.00 at Sams club or Smart and final.

Nuke a plate full for 7 minutes, let cool for 2 minutes, add ranch dressing.

Simple but it costs a bit more.

If you are Aztec you may have the added benefit of absorbing your enemies strength when you eat them. This can explain why some of us are flying like Chickens.

Did you pause it and run to the microwave.

Actually, Tyson makes a lime based wing that is damn good. Costco has them on sale at times as low as ten and change for five pounds.

OP in order to see if this is a viable option get all the necessary information, is it ADA compliant does it meet LA building and safety code. Can it be custom ordered 18' x 18' to match the Pavilion with the same roof and colors, how is the building attached to the slab, is it a slab, can we get a 1 mens bathroom with 1 urinal, 1 toilet, 1 sink, 1 floor drain, 1 women's bathroom with 1 toilet, 1 sink, 1 floor drain. What will it cost with these features. This is the type of information that is needed to educate us if this option is cost effective.

Seb, The prefab comes 100% ADA approved in all 50 states. You can pick what you want: Toilet, Urinal even showers. The minimal unit with just a sink and toilet starts at 15k. They come with:
-Stamped architectural drawings
-all the stuff, like stainless toilets and sinks

They come in either nearly complete prefabs, or kits where every brick and pipe fitting is delivered at the same time.

I don't know anything about installation costs. I get the feeling that the installation is going to be more that the material cost.

They come in "Wet" with plumping. Or "dry" with vault toilets. Each have pros and cons.

The entire "we can save money with volunteer labor" (I'm guessing here) is probably not a good idea. I would have three of he prefab companies give total quotes. From what I can guess, the total cost is going to be 30k. They do the permitting and inspections.

Is this for the structure only?

Or does it also provide clearance at planning department for zoning issues?

If it's only for the structure, that is no significant value.

If it takes care of the zoning issue, what is the extra charge? We might have issues with the planning department, not the building department. We still do not have a main structure on our property that is permitted for our zone (A1).

The problem we had for the Gazebo is that it is not a structure that meets our zone (A1) to be considered a main structure. If we had a main structure on our property, getting a permit for the Gazebo would have been easy. Since we still do not have a main structure that falls within our zone (A1), we may have the same difficulties with the bathroom.

We will soon find out.

While anyone is looking, here are some fare numbers to use as a guideline.

To have a contractor build the bathrooms we are looking at roughly $125.00 a square foot, bidding can possibly lower this number. If we do it ourselves we are looking at $50.00 to $60.00 a square foot.

What is in our favor...there is no time frame. Right now we are window shopping and that's free.

All ideas are welcome.

I got the impression that there might be a time window to get the additional $25K. It also sounded like the $25K was not a sure thing. While bathrooms would be nice - how many club members are willing to put $25K+ into bathrooms at this time without some type of reasonable "assurance" that the club will receive the second $25K?

I'm all for it - I'm just concerned that not everyone would agree with the expenditure at this time.

That is the million dollar question. Until we see the money, and know what our obligations are...It's all talk.

I do believe that if we do have a commitment on direction, I don't think we should have an unreasonable time frame that presses us in making decisions that are costly.

Honestly, I don't see that being an issue.

I'm comfortable in anything that the majority of the club wants. The bathroom for me is not an issue. I do not need to open a door to a nasty smell, only to see a heaping pile of crap as I hold my breath through the entire experience.

And those hot summer days...yummy!

I drive to my house. It's the other members, and their families and friends that I'm thinking about.
